Compensation: $24.00-$$26.50 per hour and a comprehensive benefits
package FLSA Status: Non-Exempt Summary The Apartment Maintenance
Technician is responsible for all aspects of facility maintenance,
renovation and repair for a student apartment community. Apartment
Maintenance Tech is considered essential personnel. Duties include
but are not limited to general maintenance, HVAC, electrical,
plumbing, on-call and resident satisfaction. Projecting a
professional image through interactions with all internal and
external customers is essential. Essential Duties and
Responsibilities: Completes interior and exterior maintenance
projects as set forth by the Maintenance Supervisor to ensure
quality repairs Responds to all maintenance requests within 24
hours Completes assigned work orders, document completed tasks and
report unresolved issues to supervisors Performs preventive and
routine maintenance to ensure campus facilities operate safely and
efficiently Conducts daily general inspections of assigned
buildings. Reports persistent findings of these inspections to
Maintenance Supervisor with appropriate recommendations for
proactive solutions. Maintains and service building systems,
including lighting, alarm panels, and basic mechanical components
Conducts routine testing of safety systems, including emergency
lighting, exit signage, alarm devices, elevators, and generators
Assists with minor exterior and grounds maintenance projects as
needed Safely hand and power tools required for maintenance tasks
Cleans, properly stores, and maintains tools and equipment after
use Completes turnover-related repairs, including hardware
replacement, and fixture repairs Monitors snow accumulation to
ensure steps are taken to prevent ice buildup on the property.
Qualifications To perform this job successfully, an individual must
be able to perform each essential duty satisfactorily. The

degree (GED) required. 1-2 years’ experience – preferred in the
areas of residential or student communities. Preference given to
candidates with experience including HVAC, plumbing, electrical,
etc. Ability to communicate clearly, both written and in speech.
Must be punctual, organized, and able to meet deadlines. Ability to
apply common sense understanding to carry out detailed but
uninvolved written or oral instructions. Ability to deal with
problems involving a few concrete variables in standardized
situations. Able to serve on-call rotation and respond within
30-minutes of campus. Ability to pick up / lift/ move up to 50
pounds. Physical Demands The physical demands described here are
